Monthly Preventative Maintenance Program
$20 per month in addition to your rent

To our valued prospective residents:

Here at Linnemann Realty we stay far too busy with emergency calls for the heating and AC systems in the homes we manage. While we try our hardest to respond to these calls, they happen far too frequently at night, on weekends, and at peak times when it’s hard to get a technician to your home as quickly as you’d like. While it’s expensive to our property owners, it’s also a huge hassle to our residents who sometimes have to go a day or two (or longer) without AC in July or heat when you most need it.

The other major issue we’ve had is that many times the system fails because of a dirty filter. And when that happens it’s not an owner expense, but yours to bear. And it can get very expensive!

Due to this we’ve implemented a new Preventative Maintenance Program, wherein Linnemann Realty will mail you the exact filters you need for your heating & AC system every month. Quality filters that are the right size and sent to you at the right time. All you have to do is install them, and if you can’t then let us know and we’ll show you how.

This program costs the tenant $20.00 per month which is due and payable with your monthly rent. While we have language in the lease to cover this, we wanted to make sure you are aware of the program ahead of time and fully understand why we’ve made this part of our agreement.

So remember, when looking at properties, completing your application, or extending your current lease, the rent amount shown will be due every month PLUS the $20.00 per month for our Preventative Maintenance Program.

Military
If the applicant is a member of the Armed Forces, you must disclose if you have already received orders, you believe you are about to receive orders or are transferring within the next 12 months. You must also disclose if you are currently on temporary orders limiting your stay to less than a year.

Representation
Applicant and Co-Applicant represent that the information submitted on this application is true and complete. Providing false information is grounds for rejection or lease termination and retention of money tendered to landlord as liquidated damages.

Authorization
Applicant and Co-Applicant authorize landlord's broker to: (1)obtain a copy of any consumer or credit report related to this application; and (2)verify any rental history or any other information related to this application; and (3) discuss information in the consumer report with landlord and landlord's broker.

Pets
The pet fee for pets 35 pounds and under is $250.00 per animal, pets above 35 pounds is $350.00 per animal. All animal fees are NON-REFUNDABLE. Pet fee must be paid in full before move-in. Please note, pets commonly recognized as an aggressive breed (full bred or partial) will not be approved under any circumstance. These breeds include rottweilers, pitbulls, chows and dobermans. You will be required to disclose the breed of your pet prior to approval of your application. Failure to accurately disclose this information may result in future eviction. Pets approved on select properties only.

Application Fee
An application fee of $45.00 is required for single applicant. Legally married couples applying jointly are charged an application fee of $65.00. Application fees are non-refundable regardless of reason.

Security Deposits
All deposits must be paid in full before move-in. Security deposit is NON-REFUNDABLE after 72 hours; if you and any co-applicant notify us that you have changed your mind and do not want to rent the unit, we will retain all deposits as liquidated damages and the parties will then have no further obligation to each other.

HUD (Section *8)
Housing is accepted on selected properties. You must bring your voucher and 1,2,3 papers when you bring your deposit. Waiting time for HUD to pay could be 2-3 months, and you will be responsible for FULL rent until HUD starts paying. HUD accepted on selected units only.

AUTHORITY FOR RELEASE OF INFORMATION
Submission of this application will constitute my/our consent and authority to examine statements and information regarding my/our background and declare the foregoing to be true under penalty of perjury. I/We authorize you to contact my/our present and previous landlords, law enforcement agencies, credit agencies, and other references listed above. I/We hereby authorize the release of any and all data or records to Linnemann Realty. This authorization is given in connection with a financial and previous rental history investigation being conducted relative to my/our application for credit dealing with rental property. I/We understand that my/our rent will commence upon the date of approval of my/our rental application and the availability of the dwelling, whichever occurs later.

You are hereby agreeing to do business electronically with Linnemann Realty, not just with this application but with all further transactions and communications moving forward. We highly recommend, once you're a resident with our company, that you use the electronic payment portal for rent payments. Should you opt to pay your rent in person or via the mail, there will be an additional $20 processing fee added to the monthly rent amount.
